Sometimes though, a decision is made to sell and when that happens, rather than avert our focus from the management of the properties under our care, to give the property coming up for sale the attention it deserves, we appoint an independent sales professional to run the campaign. Our role then becomes one of "Vendor Advocate".

 

Vendor Advocate - The Process

Sal Shields is appointed as the exclusive sales agent, a local sales professional is then directed to run the sales process in conjunction with, and under, Sally's instruction.

We make sure that the appointed sales agency markets the property, not themselves.

We ensure that the property receives the proper attention that it deserves; that OFI's are scheduled at a time when the maximum number of potential buyers are going to come through; and most importantly, that our client's marketing dollars aren't wasted unnecessarily. 

We attend the open houses and private viewings; we note the levels of buyer interest and then report back to our client without bias or favour. 

We provide honest and genuine feedback in our reporting process, we expertly read the market and we make informed recommendations based on 30+ years of experience.

The end goal is that the property is sold for the highest price it can be. Without question.

And whilst we don't generally blow our own trumpet, it's an undeniable fact that In every single instance, without exception, that Sally has acted as a Vendor Advocate on behalf of her clients, the end result has seen the property under her care sell for thousands of additional dollars (in some instances, hundreds of thousands of additional dollars) more than what the sales agent recommended accepting during the campaign.
