Shopping around can provide great insight as to how much an agent will charge to manage your property.

 

Many prospective clients look to pay the cheapest fee that they can, for someone to manage what is probably their most valuable asset.

It doesn't make sense.

 

To secure those clients, many agencies boast that technical advances mean they can considerably reduce their fee to look after your home.

These agencies manage thousands of properties, using economies of scale as the premise for their business success. 

Unfortunately their clients are the losers in this process. 

To keep costs down, they employ inexperienced clerks and VA's to act as the Property Manager, and these Property Managers find themselves responsible for caring for hundreds of properties, without proper support, leading to all sorts of problems.

 

Technology does not negate the need for someone to personally know what's going on at the property.

To engage with the tenants from time to time. To drive past and conduct routine inspections.

Tenants need to be spoken to. Inspections need to be carried out by real people. Tradespeople need to be engaged and their work personally checked. And our experience tells us that the majority of owners of rental properties want to speak to someone familiar with their investment, so that they are confident that the manager really knows what is going on.
