We are often asked by landlords whether they should agree to a prospective tenant’s request to keep a pet in a rental property.
Whilst we have seen some damage caused by animals, the fact is that damage to the property is more often caused by neglectful tenants and rambunctious children, than wayward pets.
In fact, during my thirty plus years working as a professional Property Manager, I have only encountered just one bad experience that came as a result of a tenant keeping a pet on the property; and in all fairness, that tenant was plagued by poor mental health, which ultimately saw them sectioned. It wasn't really the cat's fault.
So, I conclusively state, without fear or favour, that the benefits of allowing a tenant to keep a pet on site, far outweigh the negatives.
"How so?" I hear you ask.
By opening your investment property up to four legged friends you are offering it to a greater proportion of the rental market, and therefore will get a premium response from advertising, due to a higher level of demand. As a result, you should find that your property rents quicker, vacancy factor is kept to a minimum, and optimum rent is achieved.
Another advantage is the attraction of longer term tenants. Pet owners find it more difficult to move, given the limited number of pet friendly rentals available so they tend to stay longer.
We also find that pet owners who happen to be tenants are more likely to care and respect the property for fear that their pet may be blamed if wear or tear is evident.
Tenants are also generally happier, more respectful and responsible of your property when pets are allowed. Studies have found that animals can help to reduce stress, so keeping a pet can make your property feel more like a home for the tenant.
Whilst many often argue the cons of a pet-friendly property by listing damage to the property and the presence of pet odours as the main reasons to say no to pet requests, these fears can be allayed by the inclusion of some strict Special Conditions within the Residential Tenancy Agreement, protecting your valuable property investment.
When considering a tenants request to keep a pet at the property ensure that the following conditions are included in the lease agreement, for example:
Property to be professionally cleaned upon vacating.
Carpets to be professionally steam cleaned annually, as well as at the conclusion of the tenancy.
Premises to be fumigated and deodorised following the tenants vacation of the property.
Any damage to the property caused by the keeping of an animal on site must be reported to the owner immediately and made good at the tenant’s expense.
